New Crown Heights rental opens lottery for 55 affordable apartments, from $933/month

Applications are now being accepted for 55 affordable apartments in Crown Heights. Located in the southwestern section of the neighborhood, Botanica is a brand-new 17-story rental near the Brooklyn Botanic Garden and the Brooklyn Museum. Qualifying New Yorkers earning 40, 60, and 100 percent of the area median income can apply for the apartments, which start at $933/month for one-bedrooms and go up to $3,010/month for two-bedrooms.

The rental faces Franklin Avenue and Carroll Street, which is a dead end, but has a pedestrian bridge that connects to Washington Avenue. The building abuts the Franklin Avenue shuttle subway line.

The Botanica, named for its proximity to the Brooklyn Botanic Garden, has 169 apartments, with a mix of studios to three-bedroom units.

The building joins several new developments that have popped up in this part of Crown Heights in recent years, including Loden at 54 Crown Street, which has 569 units and opened a lottery last year for 143 mixed-income apartments, and a 10-story rental under construction at 962-972 Franklin Avenue.

Amenities at Botanica include a rooftop terrace with views of the Manhattan skyline, a fitness center, a parking garage, an entertainment lounge, a movie room, and more.

The building is close to the Franklin Avenue-Medgar Evers College subway station, which has the 2,3,4,5, and shuttle. In addition to the museum and the garden, the Brooklyn Public Library and Prospect Park are both easily accessible.

Qualifying New Yorkers can apply for the apartments until August 13, 2025. Complete details on how to apply are available here. Preference for 20 percent of the units is given to residents of Brooklyn Community District 9.
